Understanding Istanbul property prices requires separating nominal lira movements from real (inflation-adjusted) changes and dollar-denominated trends. These three measures are currently telling very different stories.

Nominal Lira Prices

Nominal apartment prices in Istanbul have risen 600–800% since 2020 in lira terms. This sounds extraordinary until you compare it to cumulative CPI inflation of approximately 600% over the same period. In real terms, Istanbul property prices have been broadly flat since early 2022.

Dollar Prices

For dollar-based investors, the picture is more favourable. The lira's depreciation has made Turkish properties significantly cheaper in hard currency terms compared to 2018–2020 benchmarks. Average Istanbul apartment prices in dollars peaked at around $4,200/m² in 2018 and now trade at $2,800–$3,200/m².

The Rental Disconnect

Rental yields have expanded significantly as rent prices accelerated faster than purchase prices in 2022–2023. This gap has begun closing in 2024 as rent growth has moderated following the government cap.
